The National Appraisal & Valuation Network (NAVN) is a nationwide valuation platform created to serve lenders, attorneys, fiduciaries, government agencies, investors, and private clients requiring credible, independent, and defensible valuation services across all asset classes and geographies.
Our network is built upon a centralized review and compliance model, ensuring every assignment meets the highest standards of USPAP, federal lending guidelines, IRS requirements, and court scrutiny—while being delivered efficiently and professionally.
Real estate appraisal services are performed by Rocky Mountain Appraisal, LLC, or its licensed appraisers, in accordance with applicable state law and the Uniform Standards of Professional Appraisal Practice (USPAP). The appraiser has verified geographic and assignment competency, or has taken all steps necessary to obtain such competency, prior to accepting the assignment.

H. Charles (Chuck) Johnson, J.D., MBA, CVA, FRICS
Chuck Johnson brings more than 35 years of valuation experience across real estate, agriculture, equipment, and complex assets, with licensure and experience spanning multiple states and asset classes. He has testified in court, supported federal agencies, advised lenders, and led valuation efforts for portfolios exceeding nine figures in aggregate value.
The National Appraisal & Valuation Network was created to deliver this same level of rigor and professionalism at scale, nationwide.
Real Estate Appraisal Services & Licensure
All real estate appraisal services are performed by our parent company, Rocky Mountain Appraisal, LLC, a professional appraisal firm with over 35 years of experience in complex valuation assignments nationwide.
Rocky Mountain Appraisal holds active real estate appraisal licensure and demonstrated competency in the following states:
Arizona, New Mexico, California, Hawaii, and Nevada
Licensure is currently being expanded to additional jurisdictions, including Utah and Idaho.
In other states, real estate appraisal services are provided under temporary practice permits, reciprocal licensure, or in association with locally licensed appraisers, as permitted by state law and USPAP.
Our firm specializes in complex and special-use properties, including agricultural land, ranches, mining-related properties, large land tracts, conservation easements, and recreational or trophy hunting ranches—assignments requiring advanced analysis, regulatory knowledge, and market expertise.
All assignments are accepted and completed only when geographic and assignment competency has been verified or properly obtained in compliance with USPAP.
Licensure & Compliance Notice
All real estate appraisal services are performed by licensed appraisers of Rocky Mountain Appraisal, LLC, the parent company of the National Appraisal & Valuation Network, in accordance with applicable state appraisal laws and the current edition of the Uniform Standards of Professional Appraisal Practice (USPAP).
Appraisal services are offered only in jurisdictions where licensure and competency requirements are satisfied, including through temporary practice permits or reciprocal licensure where permitted by law.
No assignment is accepted unless competency requirements under USPAP’s Competency Rule are met or properly obtained prior to completion of the appraisal.
Engagement terms, scope of work, and licensing disclosures are further defined in each written engagement agreement.

Online Appraisal Process
Should I get an online appraisal or an in-person appraisal?
Online appraisals are more covenient, easier, and cheaper than in-person appraisals. For personal property, simple equipment & machinery, vehicles, and many other assets, an online appraisal can be done to USPAP and IRS standards as long as necessary detail is provided.

Our minimum fees for in-person appraisal assignments are $3K.

- Delivery: Upon completion, we will provide you with a detailed report and any supporting documentation needed. This report is USPAP-compliant and suitable for the intended use as described on the report.
Is the appraisal conducted entirely online?
Yes, in most cases, the appraisal process can be completed entirely online. By providing clear photos, detailed descriptions, and necessary documentation, we can accurately assess the value of your asset without an in-person inspection.
For complex or high-value items, we may recommend an in-person evaluation to ensure precision and thoroughness. Jewelry specifically cannot be done online as it often requires in-person inspection by a certified gemologist.
How long does the appraisal process take?
The timeline for completing an appraisal varies depending on the complexity of the asset and the volume of information provided. Generally, most appraisals are completed within 1–2 weeks. For clients with urgent needs, we offer expedited services to deliver reports sooner; additional fees may apply for rush services.
